How to Use This Calculator · 使用说明
- Choose your loan type — Commercial only (商业贷款), Provident Fund only (公积金贷款), or a Combination loan (组合贷款) blending both.
- Enter your property price in 万元 (ten-thousand RMB — e.g., 300 means ¥3,000,000), pick a city preset, and select first-home (首套) or second-home (二套) — this sets your down payment default.
- Adjust the down payment percentage if your bank or Housing Fund Center quoted a different figure. For Combination loans, the loan amount auto-splits between Commercial and Provident Fund — you can edit either amount directly, and the Provident Fund portion is automatically capped at your selected city's limit.
- Set your rates — the 5-Year LPR plus a basis-point adjustment for the Commercial portion, and the Provident Fund preset for first-time or second-time buyers.
- Pick your loan term and repayment method — 等额本息 (fixed monthly payment) or 等额本金 (fixed principal, decreasing payment).
- Read your results — first month payment, total interest, total repayment, a side-by-side comparison of both repayment methods, the interest you'd save by choosing 等额本金, your city's Provident Fund cap, and the full month-by-month amortization schedule.
- Export — download a PDF summary or an Excel workbook with the complete schedule.
